Capital placement

Your capital needs a home!

For small- to medium-sized sums, we can put your capital to work and return fixed, monthly payments at a generous return.

These funds fuel our current and future projects.

Monthly interest payments of .075%-1.5 of the capital allocated grow your investment with little risk, no long-term commitment, and no stress. That’s an APR of 9%-18%, depending on the time, amount, and conditions of the capital placement.

Private capital placements are committed for 3-6 month but they are renewable: keep the returns going or cash out — it’s up to you!

Partnerships

For the right partners, we purchase real estate together.

For partnerships, we create a custom plan to split equity, cash flow, and all the other benefits with our capital partners — while we do all the leg work.

For those who qualify, capital goes to purchasing your own real estate, providing long-term gains in equity, cash flow, depreciation, and tax write offs.

We also share proportional risk. We rise together and ride the train together.

Who we are

Numinor is the passion project of Dr. Dionysius “Keith” Buhler.

Buhler is an entrepreneur and educator. He founded a non-profit school and a for-profit investment business in the same 12 month.

He began “house hacking” by living in a duplex in Lexington, KY during graduate school. He fell in love with Kentucky — the people, the beauty, and the dynamic real estate market.

In 2020 he founded Numinor to help others to achieve their investment goals by producing passive income.

Effort & Results

Since that time we have…

  • built a $4m+ portfolio of rental properties in central and northern Kentucky.

  • invested over a million dollars on behalf of satisfied LPs, and launched three professionals into their own investing journey

  • completed 20 residential and commercial deals, including flips, “BRRR”s, and a 506(b) apartment syndication.

We currently manage our portfolio of 30+ doors, take pride in providing affordable, beautiful housing for our tenants.

We bring an engineering perspective to problem solving: brainstorm, define options, assess strategic upsides for every option, then take massive action to execute results.

In 2024, we scaled up to 6 flips in late 2024-2025.

The Latest

We are pivoting to CA! While continuing to harvest returns in Kentucky markets, we have taken on our latest and biggest project: a beautiful coastal flip in Morro Bay CA.

We still plan to do 2-3 larger flips in 2026, and the sky is the limit in 2027.

What’s in a name?

True Tolkien fans will recognize the elvish name of Westernesse, Numenor — the land of strong men who loved God and celebrated friendship with Elves.

Our name, Numinor, is based on the (mis)spelling in C. S. Lewis’ Cosmic Trilogy, Book 3: [Merlin asks,] "Tell me… what is Numinor? The true West," said Ransom.

Numinor thus aims to represent the strength and blessing that land can be when we treat it as a gift to be cultivated, when men are true as the Dúnedain!
